Anyone at all acquainted with the west side must be astonished with the rapid change which has come over that much-frequented southeast corner of the Eighth Avenue and Twenty-third Street during the past year. It was only last May when demolition soon leveled the corner building to the ground, on which now stand as ' fine offices as can be found In the city. Mr. Edwin P. Smith, who made au advantageous purchase of that cor¬ ner and several adjoining buildings a few years since, deserves great credit for the taste aud enterprise with which he has improved that part of Twenty-third Street. One of these buildings adjoining the corner has been erected for the especial use of the Messrs. Denham & Co., whose card always stands prominently in the col¬ umns of the Real Estate Record. This firm has been established since 1845, and we hazard nothing in saying that it will be ditlicult to find uptown a firm which has had such a varied experience in the managemeut of es¬ tates as this firm of Denham & Co. Their business, which has grown to large proportions, has been conducted, since the death of Mr. Denham, under the same old name, Messrs. Mercer, Jaync, and Walley having, by their industry and integrity, made the name of Denham & Co. popular, not only among the landlords, but also among the tenants of the west side. We congratulate them heartily upon their occupancy of the new building, wither they moved on the first business day of the new year,'and where their offices, fitted up in neat and tasteful style, are now per¬ manently located. The front room, being the general office for the use.of the clerks, is neatly furnished with all the conveniences belonging to a well-appointed real es¬ tate and insurance offlce,and the adjoining rooms, fitted up in quite elegant style and handsomely carpeted, with closets attached, are the private offices for the members of the firm. The upper part of the building has beeu constructed for the use of private families, who desire to live comfortably without being compelled to pay enormously for it. They are, in fact, "flats" in the very best adaptation of that term, aud the view one has from the uppei: apartments, both along the avenue as well as down Twenty-third Street, is. perhaps, the rea¬ son why the greater part of the building has already been rented to several tenants, who enjoy the privelege of a separate entrance without disturbing the offices be¬ low. Altogether, that Eighth Avenue corner will prove a more profitable real estate investment than the unfort¬ unate corner on the opposite side of the avenue, whence the magnates of Erie have just fled in dire confusion, a» if haunted by the ghost of Fisk and the dreadful night¬ mares of the late Mr. Pike, who dreamt that in that pile of marble " there was millions in it."
